Foreclosure Tracker (or F-Tracker) is a
comprehensive and complete analytical foreclosure
database
system. F-Tracker was designed to pull in
live data, and perform calculations on properties
in any stage of foreclosure.
F-Tracker displays the data in an environment
that end users can manipulate the data according
to their needs and print out reports based
on their queries and calculations, in far
less time than doing it by hand.
F-Tracker runs in your browser, and is platform
independent! You will not have to download
and install the F-Tracker program, and it
will run on a variety of operating systems
and browsers.

can save properties to your saved property
folder by simply clicking the save property
icon. This will ad the property to your
list. Open your list of saved properties
by clicking on the folder and clicking
the saved properties icon as shown below.
Print out your property with or without
the math equations.

Doing
the Math! (Pre-Foreclosure all
loans)
Here
is where F-Tracker performs it's true magic!
When you first come to the bid screens,
much of the data will already be filled
in. You can also change the pre-entered
data to change the equation (i.e. A lender
agrees to take less on a loan, unpaid taxes
etc.) Entering/changing data in the proper
fields and clicking
the update button
will
yield
the amount of all loans totaled and the
projected profit. This information is very
valuable
if you plan on buying properties Pre-Foreclosure,
or "door knocking" as the professionals
call it.

Doing
the Math! (Trustee Sale subject/senior
loans)
When buying properties at the trustee sale,
it is important to know that you as a buyer
will still be responsible for all senior
loans. Junior loans/lenders will "fall
off"
or get very little if the property is bid
up
high
enough torwards fair market value. F-Tracker
takes the subject and senior loans into account
when
performing
the math. The approximate bid will be filled
in; instead of the amount of the original
foreclosing loan. The reason for this is
simply because of fees and penalties
assessed to the original amount of the trust
deed in default. The maximum bid (property)
box shows the percentage of your target amount
of fair market value. Below this is the projected
profit after cash proceeds are deducted.
These numbers will give you a good idea what
the property is worth. The pay all loans
box on this screen will total the subject
and
senior loans and
compare that total against fair market value,
for a "real world" projected profit.
Once again, you are able to change amounts
in
both the trust deed and other boxes to alter
the equation. Once you are happy with the
numbers, hit the print button and print out
a full report of all loans, their
positions, projected profits, comparables,
and detailed property information.

complete data, it is impossible to know what
you are up against when purchasing a property. F-tracker
takes the guesswork out of doing the math! Time is money,
